Terms of Service

Effective September 2026.

These terms apply to your use of fullhousewrapllc.com and to estimates, quotes and work provided by Full House Wrap LLC. Using this site means you accept them.

Who we are and what we do

Full House Wrap LLC is a Florida limited liability company at 5424 NW 199th Terrace, Miami Gardens, FL 33055. We install roof shrink wrap and emergency roof tarping, and we provide the documentation that goes with emergency mitigation, across Miami-Dade, Broward and Palm Beach counties.

Our work is emergency mitigation and temporary protection. Permanent roof repair and roof replacement are licensed activities in Florida and we do not hold ourselves out as performing them. Where your roof needs a permanent repair we will tell you so and you should engage a licensed roofing contractor.

Estimates and quotes

  • On-site estimates are free and carry no obligation.
  • A quote is based on what we can see and access at the time. If we find concealed damage or conditions we could not have seen, we will stop, tell you, and re-quote before doing extra work.
  • Quotes are valid for 30 days unless we say otherwise in writing.
  • Anything said over the phone before we have been on the roof is an indication, not a quote.

What temporary protection is and is not

Shrink wrap and tarping are temporary measures designed to stop water entering a damaged roof while a permanent repair is arranged. They are not a roof, not a repair, and not a substitute for one.

  • Shrink wrap typically provides six to twelve months of protection in South Florida conditions.
  • Tarping typically provides thirty to ninety days.
  • Those are expected service lives based on our experience, not guarantees. Extreme wind, falling debris, animals, foot traffic and third-party interference can shorten them.

Access, safety and site conditions

You confirm you own the property or are authorised to instruct work on it. You agree to give us safe access to the roof and to the areas around it, and to tell us about anything we should know — structural damage, solar equipment, skylights, pets, or previous repairs.

We will not put a crew on a roof we judge unsafe, and we will not work in conditions — lightning, high wind — that put people at risk. If that delays your job we will tell you as soon as we know.

Scheduling during storm events

After a named storm, demand exceeds what any single crew can cover. We schedule in the order work is booked, with active water intrusion prioritised. We will give you our honest expectation and update you if it changes. Estimated arrival times during a storm event are not guarantees.

Payment

  • Payment terms are set out on your quote or invoice.
  • Unless we have agreed otherwise in writing, you are responsible for payment whether or not your insurer reimburses you, and whether or not your claim is approved.
  • We provide documentation to support your claim. We do not negotiate with, adjust, or act as a representative of your insurer, and nothing we say about coverage is advice about your policy.

Cancellation

Cancel before materials are cut and before the crew is dispatched and there is no charge. After that, we may charge for materials committed and labour mobilised. Where a written contract for a residential job gives you a statutory right to cancel, that right applies and is set out in the contract.

Removal

Removing wrap or tarping at the end of its life is a separate service unless your quote says it is included. Do not attempt to remove shrink wrap yourself — it is fitted under tension and fixed to a framework.

Limits on our liability

We are responsible for performing our work with reasonable skill and care, and for damage we actually cause. To the fullest extent Florida law allows, we are not liable for:

  • damage from pre-existing conditions, prior repairs or the underlying condition of the roof;
  • water intrusion from a source other than the area we were engaged to protect;
  • failure of temporary protection caused by weather beyond its design limits, debris impact, or interference by others;
  • indirect or consequential loss, including lost rent, lost business or loss of use;
  • any decision your insurer makes about your claim.

Where liability cannot be excluded, it is limited to the amount you paid us for the work in question. Nothing in these terms limits liability for death or personal injury caused by negligence, or for fraud.
